Personal ownership and company ownership need different returns
An individual landlord generally reports rental income through the applicable personal tax process. A company holding rental property normally needs statutory accounts and Corporation Tax work. Joint ownership, residence and the type of letting can affect the position; do not choose a company filing product for a personally owned rental.
Moving a property into a company is not a bookkeeping exercise. Capital Gains Tax, Stamp Duty Land Tax, finance arrangements and legal costs may need review. We do not promise that incorporation is beneficial without assessing the actual transaction and engaging the necessary specialists.
Rental bookkeeping: income is more than the bank receipt
Letting-agent statements may deduct fees, repairs or other charges before paying the balance. Record the underlying rents and costs separately, and distinguish deposits, arrears and reimbursements. Keep the tenancy, agent statements and invoices with the rental ledger.
Prepare a property-by-property summary, ownership details, finance statements and records of acquisitions or disposals. Repairs and improvements have different treatments; private use and shared costs need allocation. A description on a bank statement alone may not establish deductibility.
Finance costs and residential letting
For individual residential landlords, finance costs are generally relieved through a basic-rate tax reduction rather than deducted in full from rental income. The limits and carry-forward rules matter. Mortgage capital repayments are not deductible finance costs, and interest treatment is not the same for every owner or property.
Company-owned property has different Corporation Tax rules. Commercial letting and mixed circumstances also need specific review. Compare the complete after-tax position rather than assuming a higher-rate landlord can claim every mortgage payment against rent.
Making Tax Digital for landlords from April 2026
MTD for Income Tax applies from 6 April 2026 to qualifying individuals with more than £50,000 qualifying gross self-employment and property income, subject to the rules and exemptions. The test is not rental profit after mortgage costs, and income from different qualifying sources may be combined.
The published thresholds reduce to more than £30,000 from April 2027 and more than £20,000 from April 2028. Check HMRC’s reference-year and eligibility rules, then agree digital record keeping and quarterly updates. A yearly landlord return fee should not be assumed to include all MTD work.
Selling a property: reporting may come before Self Assessment
Where UK residential property Capital Gains Tax is due, UK-resident individuals generally need to report and pay within 60 days of completion. Non-residents have broader UK-property reporting requirements, including cases where no tax is payable. Check residence, ownership and reporting obligations before completion.
The 60-day report does not necessarily replace the annual return. Acquisition costs, capital improvements, disposal costs and any relief need evidence. Tell us before exchange or completion if advice is needed; a retrospective calculation cannot undo a transaction.
Local property tax advice with defined boundaries
Our Morden office serves South London landlords and property-company owners by appointment, with an online option across the UK. This page offers specialist service selection, not a distance calculator or a claim that we have an office in every neighbourhood.
Fees depend on ownership, properties, income sources, periods and records. A free initial consultation clarifies the route; detailed calculations, disclosures, transaction advice and portfolio reports are separately scoped. Company package starting prices are not presented as the fee for every landlord return.
