The rules that shape this work

Finance costs on residentially let property held personally are no longer deductible from rental profit. Relief is given as a basic-rate 20% tax reducer, which is why higher-rate landlords with mortgages often pay tax on more than their real profit and why the company question keeps coming up.

The property allowance is £1,000 and rent-a-room relief is £7,500. Furnished holiday letting was abolished from April 2025, so those properties now follow ordinary property rules, no separate capital allowances, no full interest deduction and no business asset disposal relief on sale.

Residential capital gains are charged at 18% within the basic-rate band and 24% above it, must be reported and paid within 60 days of completion, and additional-dwelling stamp duty in England runs at 5% on top of standard rates for purchases from 31 October 2024. Making Tax Digital for Income Tax starts in April 2026 for qualifying income above £50,000, which for many landlords means quarterly updates.

Should I hold buy-to-let property in a limited company?

It depends on your marginal rate, whether you draw the profits, how the mortgage is priced and what the transfer would cost in stamp duty and capital gains tax. A company deducts interest in full and pays corporation tax at 19% to 25%, but extracting the money is a second tax event. We model both before you move anything.

What expenses can a landlord claim?

Mortgage interest (as a 20% reducer if held personally), letting and management fees, repairs and maintenance, insurance, ground rent and service charges, safety certificates, accountancy, and replacement of domestic items in a furnished let. Improvements are capital and go against the eventual gain instead.

I have not declared rental income, what happens now?

You come forward through the Let Property Campaign before HMRC contacts you. Penalties for an unprompted disclosure are far lower than for a prompted one, and in some careless cases can be nil. We handle the notification, the computations and the payment plan.
