Disposals of UK residential property that produce a taxable gain must be reported and the tax paid within sixty days of completion, separately from the Self Assessment return. The gain is proceeds less purchase price, purchase SDLT and legal fees, capital improvements, and selling costs including agent and legal fees. Reliefs and timing

Private residence relief covers periods the property was your main home plus the final period of ownership. Transfers between spouses are at no gain no loss, which can use two annual exemptions and two sets of basic rate band. Timing a disposal across a tax year can also matter where income fluctuates.
