Leaving profit in to buy the next property avoids the second layer entirely.

ATED applies to companies holding residential property above the value threshold unless a relief such as letting to unconnected parties is claimed, and the relief must be claimed on a return even when no tax is due. Missing that return is a common and avoidable penalty.
