The rules that shape this work

HMO income is normally a property business rather than a trade, even with more services than a standard let, unless the services are substantial enough to make it a trade. That distinction affects National Insurance, pension relevant earnings and capital gains reliefs, so it should be settled rather than assumed.

Mandatory HMO licensing applies to properties with five or more occupants forming more than one household, and many councils add additional or selective licensing on top. Licence fees are generally revenue, but the works required to obtain a licence are often capital, and the split is where landlords over-claim.

Capital allowances are not available on the dwelling itself, but plant in communal areas can qualify, and the finance cost restriction still applies to personally held residential lets, giving only 20% relief on mortgage interest. For a heavily geared HMO portfolio that restriction is usually the decisive number in the company question.

For a geared higher rate taxpayer, usually the company deducts interest in full and pays 19% to 25% rather than losing relief to the 20% reducer.
