The rules that shape this work

The furnished holiday lettings regime was abolished from April 2025. Short lets now follow ordinary property rules: no capital allowances on furniture, only a 20% tax reducer for mortgage interest on residential lets, no business asset disposal relief on sale and no relevant earnings for pension purposes.

Unlike long residential lets, holiday and short stay accommodation is standard rated for VAT, not exempt. A single property earning heavily through a platform can pass the £90,000 threshold, which turns one in five pounds of revenue into VAT unless it is planned for.

Platforms report host income and identity details to HMRC under the digital platform reporting rules. Rent-a-room relief of £7,500 and the £1,000 property allowance still exist, but they only apply in the right circumstances, and the platform data arrives whether you declared it or not.
